Grandfathered accessible seating count

Accessible seating count was accepted under the code edition in effect at Phase 1 and has been carried across phases. Any future recount resets the basis to the current edition — do not volunteer a recount without evaluating the impact.

Exit 7 shared capacity split

2022 · Phase 2 egress analysis

Exit 7 carries 453 total capacity. The event space draws 75; the remaining 378 stays available to the balance of the building. That split is deliberate and is what keeps the arena permittable as its own envelope.

Floor seating stated as a maximum

Floor seating is permitted as a 400-seat maximum rather than a fixed layout because it changes with every production. Any move to a fixed layout would require re-permitting variation event by event.

Sprinkler valve at the northwest riser

2021 · Facility maintenance — institutional

The northwest riser control valve serves both the under-bleacher branch and the production corridor. It is not labeled to reflect that. Do not close it for corridor work during an event build.

Purpose

This is the module that survives staff turnover. Every entry exists because losing it would cost the facility money, time, or an approval it already holds.
